Mr Levin says that the investment value of the top end suburbs of the Atlantic Seaboard, being Clifton, Bantry Bay and Fresnaye along with Camps Bay and the Waterfront are unparalleled. Home to some of the best views on the continent and a choice of architectural villas and apartments that offer five-star luxury, it is no surprise that these locations come with the best average capital appreciation, generally well above market averages.
The growth in the median prices of these suburbs over the last ten years has been phenomenal, doubling and tripling in some areas, says Levin.
Clifton for example now commands a median freehold price of R36 million (end 2019), some 144% higher than the R14.75 million of ten years ago, achieving up to R120m for a house and R80m for an apartment. Nettleton, Clifton and Kloof Roads continue to attract the highest prices for houses and the complexes on seaside of Victoria Road for apartments.
The Bantry Bay house price stands at R27 million (end 2019), 218% more than the R8.5m of 2010 and has achieved up to R290m for a house and R80m for an apartment. Ocean View Drive along with De Wet and Kloof Roads remain the most expensive along with the apartments on Victoria Road.
Camps Bay now commands a median price of R16.2m (early 2020), 149% higher than the R6.5m average of 2010 and over the last few years there has been a notably increase in R20m-plus sales ranging to R47m in Fulham Road. Streets such as Medburn Road, Theresa and Hely Hutchinson Avenues and Glen Beach remain among the top choices for high-net-worth buyers.
Bakoven is another suburb which now trend at the top end of the market with a median price of R13.4m, up by 133% from R5.75m ten years ago. Renowned for its beach access and waterfront apartments, prices have reached as much as R28m for an apartment in Bali Cove.
Fresnaye now stands at a median price of R11.5m (early 2020), 100% up from R5.75m over the ten years with a highest price achieved of R75m. Ave Alexandra, Ave Fresnaye and Head Road make up the top roads for high end buyers in the suburb.
The Waterfront ended 2019 with a median price of R11.4m, 73% up from R6.6m ten years ago. Penthouses tend to fetch the highest prices of between R60m to over R110m.
