Exclusive new luxury townhouse development launched in Hout Bay

An exclusive new townhouse development, offering just four luxury homes has been launched in Hout Bay. ‘22 On Earl’ is situated in Earl Street on the foothill of Northshore amidst stunning natural surrounds, yet with all the conveniences of the village on the doorstep. The development enjoys stunning views and an enviable lifestyle according to Stephan Cross, Sales Manager for Seeff Hout Bay. The double storey homes are semi-detached. Each home offers a total floor space of around 200sqm and comes with a private swimming pool, set amidst a landscaped garden. The houses boast three bedrooms, located on the upper level. The main has an en-suite bathroom while the remaining two bedrooms share a family bathroom. The living areas on the lower level are open-plan and lead to a large terrace with a built in braai that overlooks the garden and swimming pool. The kitchen comes with a separate scullery. Energy efficient heat pumps supply the power for the hot water. Each unit also has a double garage with direct access into the home. The indoor and outdoor living areas offer an excellent flow, ideal to enjoy the wonderful climate and seaside lifestyle that Hout Bay offers, says Cross. The units are priced at R3.85 million each inclusive of VAT. There is no transfer duty payable. The homes were designed by Michael Kommüller Architecture and are modern with extensive use of natural materials throughout. The architecture was inspired by Hout Bay’s farming and fishing heritage and barn-type structures that tend to incorporate stone and masonry, light corrugated steel and timber. The incredible landscape of mountain, valley and sea was also taken into account as well as the contemporary demands and expectations of the local housing market. Additional factors that informed the design include the opportunity for fabulous sea views to the south and protection against the winds. The end result incorporates many unique aspects such as high pitched ceilings for the upper level and a sloping of the upper level roof to enhance the natural light. On the ground floor, a further dynamic is added with certain walls breaking from the traditional right angle to create an angular inviting flow of movement and play according to the architects. Cross says that all of this careful consideration means that buyers can be assured of modern homes that offer unique living spaces that fit perfectly into the environment and meet the needs for modern urban living. Hout Bay has become the quintessential urban village, says Cross. It offers the perfect seaside location, yet amidst unspoilt nature with mountains and trees to the rear and to the front, miles of blue ocean. You are only about 15 minutes’ drive from the Atlantic Seaboard to the one side and the Southern Suburbs to the other side, both along scenic routes. Within the village itself, you have access to top class facilities including retail and other services, restaurants and a host of boutique stores. There are excellent schools including private schools. You literally have everything you need on hand. Add to that the hiking and cycling trails and surrounding protected reserves that you can explore as well as the equestrian trails and stabling facilities. The total value of sales for Hout Bay topped the R1bn mark by last year for the first time ever, driven by the sharp rise in demand for property in the village. According to the latest Propstats actual sales data, the village boasts a freehold house price of R4.155 million and a sectional title sales price of R2.139 million, both notably up from five years ago and well above the averages for the country and metro. Sellers are still achieving excellent prices, according to this year’s recorded sales, about 7% on average below the asking price with about a third of all sales concluded for just about or the full asking price. With so much going for it, Hout Bay has become one of the most dynamic property markets of the Cape metro with rocketing demand and property values, says Cross. It has become a real property investment hot spot and this new development is a welcome addition to the market.
