Great buys to be had in Bulwer

“Bulwer is an area close to Durban that is situated between the N3 highway and Glenwood proper so to speak. It is generally included in the Glenwood area when being described. As such it offers a fascinating glimpse of the enormous diversity of the greater Glenwood area, featuring from sectional title units in the R400 000 category in lower Bulwer up to R7m homes in upper Bulwer – and everything else in between.

“Aside from the spread of property size, types (sectional title and freehold) and price, the area boasts arguably the best hospitals and Mediclinics and associated support services in Durban. The large St Augustine’s and Entebeni Hospitals and the various clinics and related medical centres dominate this area. This sees homes in the area finding owners from across the medical profession, from nursing and support staff to doctors and specialists.

“The core residents who have lived in the area for 30 years and more remain firmly rooted to the area, with few choosing to sell until retirement when downsizing becomes imperative. Top government schools such as Glenwood Boys High are also a drawcard. The major arterial (the N3 highway) is in very close proximity, allowing easy access to North, South and West. Upper Glenwood homes benefit from having a wonderful vista of the harbour and city, and since this area features the highest elevation across the entire Berea/Glenwood area, spectacular views abound.

“The cherry on top is that prices represent extremely good value when compared to Morningside and Essenwood on the Berea. The area is especially attractive for first-time homeowners, since the average price for a property in the area is around R1m, which will get you a two-bedroomed apartment in a secure and convenient location. The upper end of the market features large period-style homes in the R4m to R7m price range - the coveted ‘Glenwood mansions’.

The featured home is one such Glenwood mansion, positioned at a high elevation in a park-like setting on 1240 m2. Priced at R6.950m, in summary it offers three reception rooms, gourmet kitchen and two bedrooms (one en-suite and a second with a separate bathroom) on the upper floor, which allows excellent views of the skyline and harbour as well as the sprawling landscaped gardens and pool, by virtue of a generously proportioned balcony.

Two staircases offer easy access to the ground floor which flows out to the garden and pool, and also features two bedrooms both en suite, the main with a walk-in dressing room. There is also a standalone office suite or guest flat with private access from a different road.

The parking area for up to three cars enables one to access the upper floor directly, and has a guard hut at the entrance. The home is fully walled, electric fenced, with 24-hour access control and an alarm system.
