Chris Hajec, who is the MD of Seeff Randburg, says there are only 20 units left in Phase 3 of Isabel Estate comprising four different, well-appointed contemporary living apartment types, ranging in price from R799 000 to R1 309 000.
“Type A apartments have one bedroom, one bathroom and a covered parking bay and are priced between R799 000 and R819 000 depending on the floor location. Levies amount to R775, 50 per month and the monthly rental income for these units is estimated at R7 500.
Type B apartments have two bedrooms, one bathroom and a covered parking bay and are priced between R949 000 and R999 000, once again depending on location. Levies are R1006.50 per month and the monthly rental income for these units is estimated at around R8 200.
Type C apartments have two bedrooms, two bathrooms and two covered parking bays and are priced between R1 079 000 and R1 109 000. Levies are R1138,50 per month and monthly rental income is estimated at R9000.
Lastly, Unit D apartments have three bedrooms, two bathrooms and two covered parking bays and are priced between R1 184 000 and R1 309 000. Levies are R1369.50 per month and monthly rental income is estimated at R10 900”.
Hajec adds that all levies are inclusive of water, electricity is prepaid and all units come with free fibre internet for 12 months.
“All of these buildings have an aesthetically pleasing, contemporary architectural design and each has its own beautifully landscaped courtyard as well as an elevator, which is a rare amenity to find in the area and makes a third floor purchase much more desirable.
Isabel Estate offers great value to investors for buy-to-let opportunities and to end users alike, such as upcoming professionals and small families. The developer has included many value added features which are meant to cater to the potential buyer and which add value in today's challenging economy.
With no bond costs or transfer fees with pre-arranged financial institutions, more money is left to the buyer to outfit their new home or investment with furnishings and other necessities.
It also could be the difference between the ability to get into the market as many people do not have these costs upfront, particularly when 100% financing is not available.”
Hajec concludes that Northriding is predominantly made up of sectional title housing developments, but still has some prime development land left to accommodate new entrants to this popular suburb.
“The suburb is centrally located, close to all the necessary amenities and facilities and within a short distance to good private and public schools and a wide range of retail shops and restaurants. It also offers easy access to main roads and highways including the N1 Western Bypass”.
