Luxury new water village in Mauritius ideal for SA buyers

Seeff is marketing a luxury new water village in the north of Mauritius, which is ideal for the SA market, says Severine Dalais-Pietersen, Administrative and Marketing Executive for Seeff Mauritius.

Prices range between USD 208,194 (excluding taxes) for a one-bedroomed apartment and USD 5,083,333 (excluding taxes) for a luxury five-bedroomed villa of 858sqm.

The 22ha residential resort offers stunning sea views and direct beach access. It will boast stunning tropical landscaping and a two-kilometre freshwater canal for kayaking. It is the first high-end residential development that offers eco-friendly building and energy-efficient installations and equipment.

Residents will have access to essential products and services including a small supermarket, pharmacy, 24/7 medical assistance, bakery, various shops and the use of amenities such as the swimming pool, gymnasium, concierge, kids’ club and spa.

Various property options are available for buyers including luxury villas in a choice of designs and sizes, offered at attractive prices.

The Harmony Villas are ideal for retirees and comprise free standing ground floor villas. There is a club house for residents and these are close to the shopping area with a pharmacy and 24/7 medical assistance. Each villa has an emergency button to a medical doctor’s consulting room. La Terrasse Residence offers spacious one and two-bedroomed apartments with private terraces. Residents have access to a private pool, gym and spa areas. Priced from USD 208 194.

Bayview Estate offers two and three-bedroomed townhouses with an outdoor plunge pool for the lower level units and a jacuzzi for the upper level. Prices range from USD 345 833.

Les Villas du Parc are prestigious villas with two to four bedrooms in a secure environment with green areas, swimming pools and private gardens. The design combines Mauritian architecture with modernity. Prices range from USD 541 667.

Marina Villas offers luxury villas and come with a large terrace and direct garden access. These border the canal that runs through the village. The homes have exquisite finishes and furnishings with details such as a television set, barbeque at the swimming pool and a glass-covered wine cellar. Prices range from USD 826 389.

Construction will take about 24 months from and is expected to start in September with the Harmony and du Parc villas. The commercial areas, apartments and Bayview Estate will follow next year.

Mauritius is an attractive destination for South Africans to invest in, says Ms Dalais-Pietersen. A permanent residence permit requires an investment into property of upwards of UDS 500,000 (approx. R7.4 million). Buyers older than fifty years can obtain a retirement permanent residence permit in the senior residence section of Harmony Villas.

Mauritius has an active rental market and there is an option for the properties to be put into a Rental Pool Management system which will be managed by a specialist in holiday rentals in Mauritius.

There are also tax advantages. A foreigner who spends more than 183 days of the tax year can be tax domiciled in Mauritius. As the country has signed a non-double taxation agreement with 43 countries, the status of Mauritian tax resident leads to a number of advantages such as (1) no inheritance duties or tax on profits; and (2) dividends and capital gains exempt of tax; and (3) income tax for individuals and companies fixed at 15%.
