While apartments now sell for anything upwards of R20 million, top end prices are easily reaching as much as R60 million. About two years ago, a large apartment sold for R190 million. Although there are still older houses for around the R20 million to R30 million price mark, those located in the top ranked streets such as Nettleton, Clifton and Kloof Roads now command average prices well above this. Nettleton Road alone boasts property ranging upwards of R39 million to as much as R150 million with the R200 million price mark now looking well within reach, says Cohen. Prices are rising rapidly as the desire for property here has increased exponentially. Buyers and investors realise that their investment here is surrounded by property worth millions and billions for this small suburb as a whole. If we just look at Nettleton Road. The highest price paid here just five years ago was R60 million. Today, it is almost double that at R111 million while land in the suburb has sold for R70 million, both sales concluded by Cohen. Aside from local buyers, Clifton tends to attract wealthy foreigners and especially buyers from Johannesburg. The highest price paid in Nettleton Road for example was by a wealthy Joburg buyer who spotted the enormous investment potential of the suburb. The limited land space, spectacular scenery and views all round is what makes Clifton so valuable, says Cohen. You have the mountains all around to the rear and, to the front just miles and miles of Azure-blue ocean interrupted only by the horizon.
