Preparing your rental property for a tenant

Once you have found the right tenant for your property, you need to prepare the property for occupation by the tenant. 

Do this by ensuring that all electrical and plumbing items are in good working order. You should also have the carpets cleaned before occupation and request that they are cleaned again by the tenant at the end of the lease period. 

If there is gas, make sure the gas bottles are full and again, the tenant will need to ensure that they are full at the end of the lease period. 

Make sure all the exterior door locks are working and have keys. Make a list of all the keys and key numbers to include on the defects list which the tenant will sign for. 

You should also have the roof and gutters checked. Finally, ensure that the manuals for appliances are in accessible places for the tenant to have no reason to misuse any of the appliances.
