Randburg - one of the most liveable suburbs in gauteng
Founded in 1959, Randburg is an extremely popular area with many diverse suburbs, which simultaneously caters for every category of lifestyle and price range, while also ticking all the boxes in terms of convenience and accessibility.
Not only does Randburg enjoy proximity to the greater Sandton area (albeit with a much more competitive price tag,) major arterials, first-rate shopping centres (like the recently renovated Cresta, Northgate Mall and Clearwater Mall) but top notch medical and sports facilities and excellent private and public schools are also major draw cards to both residents and investors in the area.
According to Chris Hajec, Managing Director of Seeff Randburg, some of the most popular areas in Randburg include the following:
Blairgowrie and Bordeaux South are very popular due to their larger sized homes and gardens that enjoy excellent proximity to Sandton and all the major shopping, medical centres etc. These properties, though experiencing an above market rate of appreciation over the last five to seven years, still offer exceptional value for money.
Another popular and upmarket suburb that has always maintained its value over the years is Northcliff and especially Northcliff Ridge which is known for its large homes, stunning views and established gardens. Prices in Northcliff vary from the early R2 millions to R16 million for freehold properties. Sectional title units can sometimes be found for under R1 million.
Honeydew is one of the newest suburbs in Randburg. The property market here offers buyers the option of stylish apartments, security complex housing, prime development land and golf estates like the Eagle Canyon Golf Estate. Apartments in Eagle Canyon range from R1 million to R3.5 million and homes from R4.5 million all the way up to R16 million.
Other popular suburbs include the family-oriented Jukskei Park and Johannesburg North. These areas are especially favoured by young families who have outgrown cluster and townhouse living. These suburbs have easy access to some of the top private and public schools in Randburg.
Melville is closer to the JHB CBD and close to University of Johannesburg and Wits as well as the SABC and Millpark Hospital. This bohemian artist enclave is a testament to urban regeneration and particularly popular with professionals that appreciate the patina of wooden floors and pressed ceilings. Houses generally range from R1.4 Million to R3 Million, but if you want something more affordable, Westdene is directly adjacent and has much of the same vibe as does historic Sophiatown.
Linden is currently a suburb on the up and up with a strong family oriented community that often situate themselves for in the area for the excellent Afrikaans primary and secondary schools. There is a cafe culture at its heart and many media production companies have situated themselves along the tree lined streets here.
Amongst the most affordable suburbs in the Randburg area is Weltevreden Park where a sectional title unit can be found for R500k, with family homes starting under the R1million mark.
Welties is a beautiful leafy suburb with well-established properties and great access to all amenities and the Western by-pass. Just north is still affordable but slightly more upmarket Randpark Ridge, where many Welties residents tend to migrate to when they are looking for a little more space in the garden.
Northriding is the furthest eastern extent of Randburg and is characterized by upmarket sectional title units, excellent shopping and convenience to the N-1 and is popular with younger families and professionals though it is also an excellent place to invest or find an affordable retirement opportunity.
Hajec concludes that buyers in Randburg span a wide age range. “While young professionals, retirees looking to scale down and students prefer the sectional title and lock up and go market, full title stands and homes in security villages attract middle to upper income families.”
