We’ve sadly seen a spike in rental scams affecting both tenants and landlords. Scammers are becoming increasingly clever, often posting fake listings or impersonating agents to collect upfront deposits.

Common scams identified

For tenants:

·         Non-existent listings: Fraudsters post advertisements for properties that either don’t exist or are already occupied, often at attractive rates to lure potential tenants.

·         Impersonation of agents: Scammers pose as legitimate estate agents, complete with professional-looking communications and fake credentials, to deceive prospective tenants.

·         Pressured payments: Victims are coerced into paying deposits or advance rent before viewing properties, only to discover the deceit afterward.

For Landlords

·         Fake tenant applications: Individuals provide falsified proof of income and references to secure leases, subsequently defaulting on rent payments and disappearing.

·         Unauthorised subletting: Scammers rent properties with the intention of illegally subletting them to multiple unsuspecting tenants.

Preventative Measures

For Tenants:

·         Verify property listings: Ensure that property advertisements are legitimate by cross-referencing listings and conducting thorough research.

·         Confirm agent credentials: Always verify the identity and legitimacy of estate agent through the PPRA (Property Practitioners Regulatory Authority).

·         Avoid upfront payments: Refrain from making any payments before viewing the property and confirming its availability.

For Landlords:

·         Conduct thorough background checks: Implement comprehensive screening processes for potential tenants, including employment and rental histories.

·         Regular property inspections: Schedule periodic inspections to ensure the property is being used appropriately and to detect any unauthorized subletting.

·         Stay informed: Keep abreast of common scam tactics and remain vigilant to protect your property investments.
