Sir Herbert Baker manor home - on the market In Rondebosch

A rare property comprising of 3000sqm of land with a beautiful, 1903 Sir Herbert Baker manor house, known as ‘Tregenna Estate’, is on the market in sought-after Rondebosch.
Charmaine Scott-Wilson, Seeff’s Rondebosch area specialist says that this is one of the largest remaining erven in the suburb. Aside from the beautifully preserved manor house, there is also a large tennis court, swimming pool, two changing rooms and an entertainment area that overlooks the pool, an office suite on the side of the house, staff accommodation, a single garage and plenty of secure, off-street parking, a storeroom and wooden shed.
The manor house has been upgraded over the years and is in excellent condition, says Scott-Wilson. The living areas boast lovely pressed ceilings, wooden floors (Sapele in the lounge), chandeliers and fireplaces, including in the study. The formal lounge is extra-large and includes a built-in pub, ideal for entertaining and it opens to a covered patio that overlooks the pool area. The formal dining room also opens to a covered balcony. The large kitchen has a separate scullery and opens to a breakfast room as well as an outside laundry.
There are five bedrooms and four upgraded bathrooms in the home. This includes the main bedroom with an en-suite art deco bathroom and dressing room that opens to a balcony with stunning mountain views.
The remaining four bedrooms all feature wooden floors and bay windows. There is also a large loft with a bedroom and lounge area.
Historic homes designed by Sir Herbert Baker are highly sought-after and often fetch above average prices of well into the upper millions, says Scott-Wilson. Add to that, the very desirable location. Rondebosch is fabulously central with convenient access to the CBD and Atlantic Seaboard to the one side and the southern suburbs to the other side.
It now ranks as one of the most sought-after neighbourhoods in the Cape metro and boasts plenty of greenery and stunning mountain views. It is also renowned for its top schools including Bishops, Rondebosch Prep and Boys’ High along with the close proximity to UCT and many top class medical centres such as Groote Schuur and the Red Cross Children’s Hospital.
The suburb offers an excellent selection of quality property and consequently property values have consistently increased despite the weak economic environment.
This particular property is indeed a rare buy with a host of opportunities. This includes developing a small security estate, something that is highly sought-after in the suburb. Alternatively, the property could be converted to an exclusive boutique hotel or guest house, again something that is in high demand in the area, given its convenient location.
The property is being sold on a tender basis.
