Areas such as Pretoria East and Centurion offer family buyers a high concentration of security complexes and estates.
These estates allow families to raise their children in a secure environment, often with grounds where children can play or ride their bikes. Most estates offer proximity to schooling and increasingly some even have their own schools.
Increasingly, the estates offer extensive leisure facilities from top class golfing and a clubhouse with a gym and swimming pool to communal parks with gardens and walking and cycling trails.
Aside from the lifestyle benefits, Gerhard van der Linde, MD of Seeff Pretoria East says that these estates are excellent investments in terms of property value retention and growth.
Two popular family estates in Pretoria East are:
Waterkloof Boulevard - consists of four different parts, all very upmarket and extremely sought-after. Although not a lifestyle estate, it is a popular security estate with homes fetching some of the highest prices in the “Old East” of Pretoria. The excellent security and amazing views give this estate its reputation.
It is close to many top schools in Pretoria East, the highway, and many shopping malls. Full title properties sell for R5.5 million to R6 million on average.
Woodhill Golf Estate – the estate ranks among the top 100 most prestigious golf courses in the country with lush fairways, scenic views, and immaculate greens. The Estate boasts exquisite homes and superb security. It is close to many private schools such as Woodhill College and Abotts College.
Families have access to lovely gardens with walkways, a clubhouse with a restaurant, conference facilities, tennis, and squash courts. Sectional title property sells for around R2 million on average and full title for R4.8m to R5m on average.
Tiaan Pretorius, a property consultant with Seeff says that Centurion has one of the highest concentration of security complexes and estates including luxury country and golf estates. About 65% of properties are in security and lifestyle estates.
Two top choices for families are:
Midstream Estate – this spectacular estate is particularly family-orientated and is almost a suburb on its own. It is leafy and green with a broad range of sporting facilities from squash and tennis to cricket and golf. There is an extensive array of lifestyle features including swimming pools, parks, a shop, petrol station as well as its own school, Midstream College and day care and pre-school facilities.
It offers a mix of luxury apartments, retirement units and luxury houses, priced between R2 million and R20 million.
Centurion Golf Estate – this 160ha estate is located on the Hennops River in Centurion and includes a stunning Peter Matkovich designed golf course with parkland areas, desert areas and numerous holes surrounded by water. There is also a four-hole mashie course, driving range, chipping green, large putting green and Pro-Shop.
Additional facilities include picnic spots along the river and a luxurious Sun City-type clubhouse which overlooks a man-made lake covering 3 hectares. There is also a restaurant, bar and function and conference facilities. The estate is close to the quaint village of Irene, schools, shops,and access routes such as the N1, R21 and N14.
The estate offers a mix of full-title houses, full-title townhouses, sectional title townhouses and clusters. Houses vary in size from 120sqm to 1000sqm. Prices range from around R1.5m to R18.5m.
