Buyers and sellers are often not entirely sure what exactly the role of the estate agent is. Here are five of their most important duties whether you are a buyer or a seller.
For Buyers:
Create short-lists of suitable properties for buyers, to save them time and effort when looking for property
Help buyers identify suburbs that would be a good match for the buyer and their family, particularly regarding schooling and places of worship
Refer buyers to a bond originator to get a bond pre-qualification, to save them the heartbreak of searching for property priced beyond their means
Assist buyers in understanding how the value of a property is determined
Negotiate between buyer and seller
For Sellers:
Research recent sales and registrations, and properties currently on the market in order to understand the appropriate pricing of your property
Discussing repair work and tidying up of the property so as to present it in the best possible light; to avoid over-spending on unimportant aspects
Creating a marketing plan that works for the seller and their lifestyle
Showing the property to prospective purchasers and fielding their questions and queries
Negotiating for the seller, and if necessary, assisting in connecting the seller with relevant strategic partners until registration (conveyancing attorneys, electricians etc)
