Knowing when the right time to put in an offer is will often depend on how keen the buyer is on the property, but there are a few aspects to look into before putting in an offer.
Firstly, you need to understand how long the property has been on the market. You will want to get some sense of whether the property has been on the market for some time, perhaps because it is overpriced. Or, perhaps the seller is not that serious about selling, but really just wants to test the market.
The second important aspect, is to find out why the seller is selling. If it seems that there is something wrong with the house or neighbourhood, you may want to rather look elsewhere. Positive reasons why a seller might be selling could include wanting to upgrade to a better house or neighbourhood, or perhaps to downgrade to a smaller home or a more convenient neighbourhoods. Sellers could also be transferred and need to move for work or family reasons.
It is always a good idea to do a bit of homework before you put in an offer, but don’t wait too long because you do not want to lose out on your dream home.
