Why is my property not selling? Five things you are doing wrong

If your property is sitting on the market for longer than it should, there could be some easily resolved reasons for this. Here are five things you could be doing wrong.

You called in the wrong estate agent

Not all estate agents are equal. For the best chance of selling your property in the best time for the best price, you need an agent with thorough knowledge of and experience in your area. They will also be able to provide comparative prices and details of the property market in the area. When you ask agents to come and appraise your property for sale ask for a record of their experience, activity and sales in the area. Also ask them for a plan of how they are going to market your home. After considering all of the above, make an informed choice.

Your property is a mess

We all become blinded to the faults and foibles of our homes – but now you really have to put your best foot forward! Have a good clean and tidy and get rid of clutter. Sort out all those DIY jobs and painting touch-ups that you have been meaning to do. Don’t forget the garden and outside – kerb appeal is a huge factor in making a sale. Make sure the garden is looking neat and attractive and that first impressions will be good ones.

You are trying to sell at the wrong price

Nothing kills the chances of a property getting the price it deserves, than putting it onto the market at the wrong (inflated) price. Today’s buyers are savvy buyers who can easily do homework on the prices in the area, which determines what they will be willing to pay for yours. Your property has to be priced competitively. A good agent can advise you on what has been moving in the area and at what price.

The photos are bad

Most property marketing is through adverts online or in print – where photos should be the star of the show. Be critical of the photos taken by your agent, and make them redo them if you are not happy. Also make sure that they show the best photos first – and don’t omit anything important (like a great view).

You are not getting feedback from your estate agents

Communication with and feedback from your agent regarding the marketing of your property are vital! Stay in touch with them – and keep them on their toes. Hopefully you will have selected a true professional who makes a point of getting back to you on a regular basis. Check how many people are viewing your property: too few, and the marketing needs to be reviewed; lots of viewings but no offers means your price and presentation may need to be looked at.
